There are stories in the news about changes to negative gearing tax benefits. Is this a tax grab or an effort to address the housing crisis potentially making more houses available to buy?

but who is really responsible for the housing crisis? Rents have surged because of demand? Demand from renters.

so if renters would not drink and smoke all the time as well as gamble and max out their credit cards, could many Of these renters potentially be home Owners? Reducing the demand on rental Properties? Solving the housing crisis.

it’s that mentality of I’ll have it now and work later to pay it back. I’ll start saving next year or buy a home next year, in the meantime I’ll drink piss and smoke and gamble, buy that new mobile phone, tv or PlayStation and max out the credit card.

So who is responsible for the housing crisis? What’s your fix?

Immigration does pump up house prices but that’s not the huge issue, it’s the demand for rentals.. why aren’t people buying their own house? Even birds nest and make their beds before smoking and drinking piss

not everyone can afford to buy a house with the way wages are and the cost of living.

that’s true not everyone can but many create the circumstances so they cannot. They always want gratification today and pay tomorrow but it catches up with them

with the way things are going it wouldn't surprise me if people don't have kids and start a family

True when you look at house prices vs average wage it's maybe 15x the average wage.

If they cut negative gearing I along with other investors will have to put up rent to cover the cost of the mortgage high interest rates.

There are a few groups in our society that believe they should live according to the maximum credit they can obtain..

They will even overpay for a high km car from ozycar on a long term high interest loan. Then after a few years they get disorientated paying a loan as they think it’s unfair they are paying for a car that don’t work anymore …they just don’t understand that they bought a crappy car for a high price and bought it on a loan with high interest..

Don’t these sorts of people put lots of demand on rental housing?

In housing it's pretty obvious that the problem is demand easily exceeds supply, which has been the case for decades. Sure we could decrease immigration by a bit, which one major party is suggesting and the other major party s rejecting because that's where their voters come from.

The only real answer is to increase supply, which has always been delayed by red tape, or more frequently by green tape, often created/pushed by a minor party, and NIMBYs.
