I’ve rented my property to a new renter.. the real estate provided good references…

But since day one, they start whinging.. problems that I never knew about, the previous renters never said anything was wrong but all of a sudden the bathroom seems to leak onto carpet etc.. could cause mould, renter straight to tribunal , wants rent reduction, don’t wanna pay for water , day 1 ask to add a dog as a pet..

Does this bastard renter know who they dealing with? They in the hornets nest with the kennels most senior expert landlord lol

I told real estate to kick em to the curb but they say you can’t evict them unless you wanna live in the house and can’t re advertise for 3 months if you boot them..

I call Upon landlords amongst us, how do we square up this renter? Show em who’s boss? Who the king of the jungle is

Do I wait for the lease period to expire and jack up the rent a few hundred dollars? Ill
Let them have their damn dog so they can’t move as no other landlord will cop them.. tell my real estate to give them a rotten reference and I’ll jack up the rent an extra $300 per week.

I’ll told the real estate to tell this renter to shut up or I’ll pile on the pain. The bastard mongrel renters better not stir up this hornets nest

I was a landlord for almost 20 years. Recently sold the two properties in Forster so I had money to retire on.

I always treated my tenants as if it was me living there. As soon as a problem was reported, I would get a tradie around immediately to fix it, or get a full replacement. I would also have the properties inspected every quarter - not to check on the tenants, but to make sure that the units were habitable, because some people will just not report issues if they think they are minor.

We had mould from a leak from an adjoining unit, so I had the bathroom completely redone - cleaned out the affected areas, and replaced the shower with new waterproof membranes and fixtures. It's tax deductible, so I don't understand why landlords won't fix damages.

I also kept rents the same for years, as happy tenants are worth more than a rent increase, and will look after the place for you.

Our daughter now rents. Fortunately, her landlord has the same philosophy that we had; so there are good landlords out there.

We did have a problem tenant one time, and it cost us money to get her removed after she refused to pay rent for months. We discovered that she was sharing the unit with a family member who was banned by all the agents in the area, and claiming that she was broke and we had no right to have her removed. We had to fight her through the courts to get her kicked out - she had pro bono legal assistance. After the police removed her and her no-hoper family we had to recarpet, repaint the walls, fix broken taps and doors, and put in a new kitchen to make the place habitable.
-So there are always two sides to renting.

I hear you Chris. We have a rental unit and for the most part we have had great tenants. Like you , our family philosophy is to ensure the unit is clean, tidy and everything working as it should. We would expect nothing less if it were us paying rental.
We have had a bad tenant who got well behind with rent, dodged any contact from the agent ( which was phone calls, SMS, email ).
In the end we had to take the avenue of garnishee which thankfully was successful , took time but with agents help we finally got them out. Because they would not allow the agent entry the state of the unit was an unknown and yep you guessed it it was a mess. Landlord insurance and the forfeiture of the bond helped defray costs to make it habitable. Rented it out again and this time issues in the bathroom meant problems.
Pipe burst in wall , of course and the strata would not take responsibility other than ripping out the tiles and getting a plumber to repair pipe. Nothing else done at that stage so we had a big hole in wall , destroyed shower and bathroom not useable. . Our carpets were ruined, adjoining bedroom wardrobe water logged .
Our landlord insurer advised us to get directly in contact with the strata building insurer about the wall in the bathroom and they said it was strata responsibility and could be done under the building insurance policy. Because of that we got it fixed at no cost to us ( which should have been the case anyway) . Had to get the bathroom completely stripped out and redone to same level as it was the only way to ensure the integrity of the waterproofing. It cost the strata insurance 23k for all the repairs ( it was not classed as a remodel) So if your strata tells you it is not their problem check it out.
Of course meant we couldn’t rent out the unit until bathroom was done. Off the rental market for close to five months whilst things done.
Good tenants now and things running smoothly.

These days it has become very difficult for a landlord to move on tenants, have to give more notice etc. so it does seem like the pendulum has swing a lot more in favour of tenant. For the good ones that is ok if you get a stinker not so good.
At the end of the day it can be an impost having a rental property but if you are relying on it for retirement worthwhile so you are not reliant on pensions.

Hope that the properties have funded you a comfortable retirement. Prices in Forster and surrounds are now crazy as population is migrating further up the coast. From Sydney via central coast, via Newcastle.

Nice to hear Chris but landlords also need a return on their investment. To replace a bathroom for a mark on the wall isnt good business.. otherwise is a landlords role to make available accomodation for the people that can’t get their act in order? Subsidise renters bad habits.. they spend their money on a new iPhone, drink piss and smoke? Fix bomb cars. Plus you give them a new bathroom?

No, you piss and moan because you choose bad renters, then come on here and complain like your some sort of master land lord who "will stir up a hornets nest" and instruct agents to leave "rotten references"

It was more than a nasty stain, and the shower was getting tired looking (the wall leaks and plumbing are paid by the body corporate, the tiles, shower screens and fittings are paid by the owners). The new bathroom and kitchen was for the new tenants, who were great and looked after the property because we looked after them. I couldn't let someone move in the way the "squatter" left it.

Strata are responsible for everything to do with the walls and their interiors - structure, interior pipes, etc. Anything on the walls is the responsibility of the owner - tiles, painting, fittings.

Yes, we got good prices, and certainly made well on our investments. Our daughter has serious health issues, and is now a renter herself, so the money is going toward helping her out as well - as parents should do.

After being a tour guide in Australia and overseas - a part time job after I retired - I've seen enough of the world. My wife and I have no desire to travel overseas anymore, so we've purchased an SUV, and will do driving holidays around the country. I'm planning to go and work for a few weeks each year in the prep lab at the Australian Age of Dinosaurs in Winton, where I used to take tour groups on my Dinosaur Tours, and will continue volunteering for the Australian Railway Historical Society.
 
Imagine starting another thread crying about how bad renters are when you point out a million examples on how much of a scumbag cheapskate landlord you are.

I had to recently fix up my place to have it ready for rent again after my last tenants were shit and it cost abit even though we did it our selves, but people deserve to live in some decency if they are paying market value...

I even reduced the advertised rent pricing so I could attract the right people to live in my property lol, I found a lovely South America family who are really happy!
 
By the sound of it you are renting out something similar to a crack den and haven't kept on top of maintenance as you Leech every dollar you can get out of the our tenants. It's your incompetence and arrogance that's the issue here. It's your house, it's your job to make it liveable. You haven't don't that. Instead of undressing in front of the mirror jerking off to pics of yourself perhaps you might want to actually do the bare minimum and fix your flea infested cesspit that you call a home. How dare you expect people to live your shit hole and expect full rent. Hope they burn your kitchen, piss all over your carpets and leave all your toilets clogged with faeces and you have to clean it up by hand. Probably be good lessons on it for you.

I also think there's a lot of renters that will put up with some minor things, where as there are other renters who will report every minor issue.. personally if I see something minor (as a renter) I'll just fix it myself lol I ain't gonna trouble the landlord to fix a door handle or something.. I'll only report something if it requires a professional or like if it's something I could potentially make worse.
